Are Houston Sellers Paying Closing Costs in 2026? It Depends on Your Neighborhood

Short answer: Yes, in most of Houston. Sellers gave buyers concessions in 58.5% of Houston-area sales in the three months ending August 31, 2026, versus 44.7% nationally (Redfin). But Houston is not one market. In West University Place, Bellaire and other close-in neighborhoods, the numbers look very different.

What the metro numbers say (August 2026)

Houston had 7,100 single-family closings in August, down 11.5% from a year earlier. The median price was $330,000, inventory sat at 5.3 months, and homes took an average of 54 days to sell (HAR). Active single-family listings were near a record of roughly 41,000 (Greater Houston Partnership).

Redfin ranks Houston among the five strongest buyer’s markets in the country, with sellers outnumbering buyers by more than two to one. HAR’s 5.3 months of supply technically reads as “balanced.” Both are true: they measure different things, and the average hides the spread.

West University Place and Bellaire up close

West U sellers gave credits in about 3 of 10 sales this summer, half the Houston-wide rate. Even then, the credits were small and often came on homes that sold at or above list price.

Two West U homes sold 4% to 6% above list and still gave credits of $20,000 to $25,000. Even after those credits, both sellers netted $46,000 to $80,000 over list. Homes under $2 million moved fastest, with a median of 5 days on market.

Bellaire sellers give credits about as often as West U sellers, but Bellaire buyers win more on price: 34 of 49 homes sold below list, at a median of 97.5% of list. Seven of Bellaire’s 13 credits came on homes that sold above list. Some were repair negotiations; in others, buyers may have raised their price in exchange for a credit, and the MLS data doesn’t say which. All seven sellers still netted above list after the credit, one by only about $7,000. When a buyer offers more in exchange for a credit, the home still has to appraise at the higher price. The exception is price point: Bellaire homes under $1 million took a median of 38 days to sell, while homes over $2 million took 3.

For buyers: should you ask for a price cut or a concession?

In buyer-leaning areas, sellers expect to be asked. Common asks include a credit toward closing costs, repairs or a home warranty, alongside or instead of a price reduction. Which mix helps you most depends on your financing, so talk with a lender before you write the offer. If you don’t have one, I’m happy to recommend a local lender I trust.

In seller-leaning areas such as West U, a large concession request can cost you the house. Lead with a clean offer and save the ask for the inspection.

For sellers: do you have to offer concessions?

Not everywhere. Your competition decides it. If buyers in your area can tour a new build with builder-paid incentives, your resale listing has to answer that offer. If you are in a tight inner-loop pocket, a well-priced home may not need concessions at all.

A concession can also protect your price. Texas does not require sale prices to be disclosed publicly, so the MLS sold price becomes the comparable for your neighborhood. A credit at closing keeps that recorded price higher than an equal price cut would. Ask for a net sheet that compares both for your specific home and buyer pool.
